Just because there is a recession and 2009 is proving to not be a great one for the housing market it is not all doom and gloom. Like most things you can always find the good or positive in bad or unfortunate situations and today is no different. Grand Designs is proving to be one of the most successful shows on channel four with over 4 millions viewers each week. This means there are millions of us who either just love the show or watch with envy and wish they were building their dream house. Well now is the time to put your dreams into action.
In the past one of the difficulties self builders had was finding land. Any land available would be hard to obtain as the developers in the boom days would be competing for it left right and centre and prices would rocket. But now there is an increasing amount of plots available and even developers are selling off some of their land, some with planning permission in place. According to Liam Bailey who is head of residential research at Knight Frank estate agency land prices are down by 50%. This is why now is a great time to buy land and plan your self build.
While regular mortgages are not so easy to obtain these days, lenders are still keen to finance self builders. Why? Because generally you will end up with up to 35% equity which means up to a 60% mortgage once the build is complete.
Labour is becoming cheaper as most builders are feeling the pinch and have had to reduce prices. The most important part of hiring builders is finding competent companies that have access to all the right trades’ people. Finding a building contractor that will take you through the whole build makes the whole project run more smoothly. Plus you want builders and trades people to take pride in their work, the last thing you need is to hire cowboys. So how do you tell a cowboy from a decent builder? Well for one they will be proud of their work and will happily point you in the direction of some of their previous projects. nothing to hide. It is very important to see examples of their previous work so check for any testimonials pages which should show pictures of past projects.
So if you want to be the next star on Grand Designs, or maybe just want to design and build your not so grand home, then there is nothing to stop you, now is definitely the time to do it. If a self build is a bit too far out of your reach just now why not add value to your home by renovating or converting. Whether you build your dream home or just extent and renovate you current home you will be one of the few who actually make some money in these gloomy times of recession.

I have now seen that religion itself is the enemy of man. The christains are just as fanatical as the muslims in following their bogus fantasy cult. Not as dangerous granted, but just as deluded.
I had not bothered about them before, but enough religiious zealots have spouted their superstious claptrap about god and jesus to have raised my ire now.
Religion fullstop is an opium that addicts and deludes its adictee. They will do anything to justify the addiction and will ignore anything that goes against contiuing the addiction.
Islam is still the danger however. Islam is dangerous and cannot live alongside any other belief system at all…even the atheism that I follow. The christians/catholics/jehovahs/mormons will only ever be a brainwashed nuicance to the enlightened people not following stupid outdated god cults. We can ignore them..in fact every culture needs some villiage idiots to laugh at, they can be ours…harmless fools.
Eventually though religion in the uk will doe out completely. It almost has now..in the last 200 years god belief has dwindled down to a tiny minority of the population, thansk to science and the more enlightened information age we now live in.
Other superstitions have now been almsot eradicated…Astrology is now a comical entertainment, with only joke figures like Russel Grant having any public awareness at all in that superstition. We no longer burn witches, black cats can cross our paths without most people bothering, and almost no one throws salt over their shoulder after a spillage any more.
Another hundred years and all the churches will be like the 'barn conversions' of today…different dwellings for ordinary people.
Islam however is still 500 years in the past in its ways. That we cannot wait for…its dangerous and incompatible wit the UK. I am re devoting my efforts to that goal again. After this post I have been sidetracked too much by the loony christian god bothering brigade.

Although not a new method of building a home, barn conversions are becoming more and more popular these days. The problem facing most families wanting to convert a barn into a home is the lack of know how involved in it.
It’s needless to say that there are many barns in various shapes and sizes all around. Many are in bad shape. Please don’t make the mistake of buying one that is labeled a unique fixer upper opportunity. Don’t fool yourself. If a barn has gotten into the shape where the boards are falling off the sides, unless you’re buying it for parts, my suggestion is to leave it alone. By the time the boards start falling off, there’s major flaws. The main trouble would probably be that the girts are rotting and the fasteners (nails) are turning loose.
When I built my home from an old centennial barn, there wasn’t even a handful of books and reference websites available on the subject. And when I talked with contractors on the subject, the most common response I got was a blank stare. Fortunately I was able to talk to some barn builders that had been in the trade for decades and were willing to share ideas on how it could be done.
One of the most daunting tasks was to repair the weather damage and remove the layers of dirt that had accumulated over the years. My particular barn was used to shelter horses and a few milk cows.
There are two methods of converting a barn.
The first method is to use standard residential construction practices, essentially making the barn into a standard construction home. Nine times out of ten after this type of renovation takes place, the barn no longer looks like a barn but looks more like a stylized residence. And the cost with this method sometimes exceeds standard residential construction.
The second method and the one my wife and I chose to use, employed the same materials the barn was built with. I went to the local saw mill and bought rough sawed boards to make up the interior walls and floors. Even the doors and windows were hand built with this type of method. We just made sure the house was well insulated and all the cracks were closed. This method saved us thousands of dollars and kept the charm of the old barn intact.
